Together with our investors, we develop investment concepts that are tailor-made for their individual investment profiles.

To this end, we continuously monitor market developments and select attractive investment properties. After performing a due diligence, we develop appropriate strategies for these properties. We start with the implementation of these strategies, once the Investment Committee has approved the concept. Both our own detailed reporting and comprehensive risk management form an integral part of our work across the entire investment cycle, ensuring consistent transparency for our investors.



RISK AND REWARD PROFILES

Conservative: Safe conservative investment with stable earnings.
Opportunistic: Opportunity-oriented investment with double-digit return expectations.
Mixed: Conservative with an opportunistic component.


INVESTMENT CHARACTERISTICS

Capital expenditure: Individual superstores, retail centre agglomerations or retail parks up to 30 million euros per property and up to 300 million euros per portfolio transaction.
Diversification: Across tenants and locations.
Overheads: Low, highly predictable management and maintenance costs.


ACQUISITION PROFILE

Geographic focus: Economically stable regions throughout Germany.
Investment volume per property: Superstores and superstore portfolios ranging from 2 million to 300 million euros per property as well as individual retail parks with values of up to 30 million euros and portfolios of up to 300 million euros.
Property quality: Short to long residual lease terms, including properties with high vacancy rates and a renovation backlog.
